The Central Bank of Hungary is responsible for regularting golden visa funds in the country ensuring that such funds meet regulatory standards and in compliance with the Golden Visa rules at least 40% of the investment fund must be invested into residential real estate in Hungary.

If you choose the real estate option then no. This option is limited to residential real estate investments. However, it is possible to get indirect exposure to commercial real estate in Hungary through investment funds since eligible investment funds are required to invest only 60% into residential property in Hungary.
