Harbour Tower is the landmark of Madero Harbour: a luxury residential tower directly over the river and the Reserva Ecológica, at what is by any measure one of the most exclusive residential addresses in Latin America. Delivery is scheduled for October 2026, so it is the nearest-term of the three GNV towers.

One-bedrooms range from US$430,000 (unit 706, 7th floor) to US$645,000 (unit 3903, 39th floor); two-bedrooms from US$800,000 to US$1,150,000; three-bedroom and larger residences on the upper floors from US$2,031,000 to US$2,500,000 (unit 4504, 45th floor). Storage units are US$15,000–25,000 plus VAT. Rental yield is modest at these prices; the case is scarcity, iconic architecture and river views, which we expect to support somewhat stronger appreciation than the Puerto Madero average — a total return in the region of 7–9%. Projected returns

Market expectation: a total return in the region of 7–9% a year. Rental yield is modest because entry prices are high; the limited inventory, river views and ultra-premium positioning support somewhat stronger value growth than the average Puerto Madero apartment.
