Nomad City is Samana Group's master-planned community at Monte Rojo, above Santa Bárbara de Samaná, built on a rule the developer applies across its land: 80% of the site stays untouched and 20% is developed. The flat-house is the entry product — a one- or two-bedroom single-storey home sold together with its plot, so you own land rather than a share of a building. Phase one is scheduled for March 2027; a US$5,000 reservation fee holds a unit.
The case for Samaná over Punta Cana is price and scarcity: less built stock, a peninsula that cannot expand, and a national market the developer estimates has appreciated around 10% a year. The case against is that it is earlier-stage, with fewer comparables and a longer road to a rental track record.
