The project and where it stands.

Athena Arts House is a boutique luxury hotel being created inside a restored, listed historic building on Omonia Square, one of central Athens' fastest-changing districts. The building opened as a hotel in 1912 and stopped operating in 2010. It is being developed by Arish Capital Partners and will be run by an international hotel operator.

You buy a deeded, individually titled co-ownership share of the hotel, and that purchase qualifies for a five-year Greek residence permit. Because this is a listed-building restoration, you qualify on purchase, before the building's licences are in place. There are no tenants to find or manage: the operator runs the rooms, the brand and the demand, and you keep seven days a year of personal use.

Pricing

€250,000 per share, in the listed-building category.

Developer pricing in euros, correct when we last checked. Availability and unit prices move; we confirm both before you reserve.

Launch offer

For a limited launch period, the developer pays the transfer tax, cadastral tax, notary fees and Golden Visa government fees. Your total outlay is the €250,000 purchase price.

Choose your income

You choose how the developer pays your income for the first five years of operations. From year six, income is based on the hotel's operating results.

Option 1

Annual income

6% a year, fixed for five years and paid at the end of each year: €15,000 a year, €75,000 in total.

Option 2

Upfront income (launch promotion)

Offered for a limited launch period: 4% a year, fixed for five years and paid in full at purchase, a €50,000 lump sum, so your net capital at risk falls to €200,000.

A fixed income is a contract with the developer, not a return the hotel guarantees. We review the developer's standing with you before you commit.

Good to know

  • This is an off-plan hotel investment, not an apartment you can move into.
  • The fixed income is a contract with the developer, so its strength depends on the developer's standing. We review that with you.
  • Under the listed-building route the restoration must be finished by your first renewal, five years after the permit is issued. The legal opinion and the building's listing in the Government Gazette are available on request.
