The project and where it stands.

SLS Residences is GNV Group's branded project on Avenida del Mar at Playa Brava, the ocean-side beach in the heart of Punta del Este, minutes from Punta Shopping, the World Trade Center, the Grand Hotel, Cipriani and the Enjoy casino resort, and a short drive from La Barra. It will be operated under the SLS brand of Accor, the first of its kind in Uruguay's most prestigious resort.

Junior one-bedrooms of 67 m² start at US$276,000 and standard one-bedrooms at US$354,000. Delivery is scheduled for 2029. Buyers of branded stock at this level are usually buying capital preservation and appreciation first: the realistic market expectation is a net rental yield of about 4.5–6% and a total annual return of roughly 6.5–8%, helped by the scarcity of new branded residences in Punta del Este. The purchase does not by itself reach Uruguay's property threshold for tax residency; we structure that separately if it is the objective.

Market expectation for branded residences in Playa Brava: a net rental yield of approximately 4.5–6.0% and a total annual return of roughly 6.5–8.0% including long-term appreciation. SLS / Accor operation typically commands higher nightly rates than unbranded apartments, and new branded stock in Punta del Este is scarce.
